The attached photo shows a view from Lots 12, 13, and 11, left to right at Hacienda San Joaquin. The Vilcabamba River that forms the south border of the hacienda can be seen in the center of the photo. Center-left in the photo is the site of the stables (just the structure of the first of two stables is up now). The Andes mountains form the background. This view is typical of 14 of the 26 Lots (the 24 Quintas have different views).

I have been asked to speak at this conference, and will do so. The tour to Vilcabamba will include Hacienda San Joaquin.

Let me caution you about real estate prices in Ecuador as International Living often comes on too strong to its readers about low prices (to attract readers). David Morrill and I have discussed this and he agrees with me about this. Land is not cheap unless it's cheap land, if you understand what I mean. If it's in the middle of nowhere and has no services, it's cheap. That's true anywhere. Still, land is less expensive in Ecuador than in the U.S. But no one is giving land away for nothing in Ecuador. Where you realize the big savings is when you build. The cost of construction is very low compared to the U.S. You can build a high quality 3,000 square foot home, for example, for under $100,000 easily. The prices for the Quintas (country estates...about 5 acres) and Lots at Hacienda San Joaquin are very competitive with any property in and near Vilcabamba. Hacienda San Joaquin will be the the most attractive and highest quality development in southern Ecuador. Perhaps in all of Ecuador as the hacienda is located in Vilcabamba, acknowledged by everyone in Ecuador (and by the many foreigners aware of Vilcabamba) as as an extraordinary place in the world for numerous reasons.

Marty Bednar and Gene Strutt of Sarasota, FL spent a week in Vilcabamba just a couple of weeks ago. Gene, a real estate appraisor for 25 years in high-end Sarasota said the properties at Hacienda San Joaquin "will be million-dollar properties in the future."
